MAD3 Engineering was engaged by Qube Property Group to undertake an Opinion of Probable Costs (OPC) prior to purchase of land along the Southern River Road and bordering Southern River. Based on our OPC, our Client purchased the land to create 59 residential lots. The land was constrained with existing lots to the East, roads to the North and West, and Southern River foreshore to the South, which was designated Bush Forever, so construction had to be well planned and managed to ensure no impact whatsoever. MAD3 worked with the consultant team to develop drainage solutions for the site. We designed the earthworks to enable existing concrete post-and panel walls to remain in place, thereby not affecting the existing residents. The result achieved required only a small volume of fill to be imported, saving significant costs for the development.

Project Challenges
- During the project clay was found on site that was not found during the initial geotechnical investigation
- Prior to design, undertook service locations along Southern River Road and Chamberlain St to determine the extent of earthworks cut we could undertake without affecting them
- Ensured connections to existing services were able to be designed without issue on site.
How We Managed This
- Closely liaised with Qube Property to work through a suitable solution to minimize costs and delays
- This was managed well by removing the clay from site to ensure that the lots maintained their A class site classification
- Some of the lot levels were lifted slightly to reduce the clay to be removed from site.
Value Engineering
- Undertaking detailed design of the earthworks and engaging with Qube Property to work through the design levels and constraints, to minimize imported fill and retaining walls, and therefore costs
- Helped bring the project to completion on time and to 2023 OPC budget during an extremely busy period in the industry.
